Just Listed Captions That Don’t Sound Like Every Other Agent (25 Templates + the Formula)
The 3-part caption formula (hook, specifics, one CTA) plus 25 copy-paste just listed templates grouped by listing type.

Type “just listed captions” into any search engine and you get the same post a thousand times: a list of captions, most of them interchangeable, many of them identical to the ones your competitor across town found last month. “Just listed! 🏠 Won’t last long! DM me for details!” is not a caption. It is a caption-shaped hole where your marketing should be.
The captions below are organised differently. First the formula — because once you know it, you can write your own in two minutes — then 25 templates grouped by listing type, each with the placeholders marked. Every filled example uses the same imaginary listing so you can see the system working: a 3-bed, 2-bath home at 123 Maple Street, Austin, $425,000, with a covered back deck.
The formula: hook, specifics, one call to action
Every caption that performs has three parts, in this order:
- 1.The hook (line 1). The single most interesting true thing about this home, said plainly. Not “JUST LISTED” — the feature, the street, the price story. Line 1 is all most people will ever read; spend it on the house, not on the announcement.
- 2.The specifics (middle). Beds, baths, price, neighbourhood, the two or three features worth naming. Short lines, no MLS abbreviations, no full spec sheet — the link carries the rest.
- 3.One call to action (last line). One. “DM me TOUR for the details” or “Open house Saturday 11–1 — details in my stories.” Two CTAs halve the response to each.
Here is the formula on the Maple Street listing, start to finish:
The covered deck is the room everyone will fight over. 🌳 123 Maple Street, Austin — $425,000 3 bd · 2 ba · updated kitchen · shaded garden lot Morning light in the kitchen, evenings on the deck. Open house Saturday, 11–1. DM me TOUR and I’ll send the details before it hits the portals.
Compare that with “Just Listed! Great opportunity, won’t last long!” Same house. One of these gets saved and shared; the other gets scrolled past by the seller’s own neighbours. Now the templates.
Classic Just Listed captions (any listing)

Story-led captions (the ones that get shared)

Luxury listings
Luxury captions fail when they shout. Drop the exclamation marks, name the materials and the architecture, and let restraint do the selling.

Hashtags: fewer, local, matched
Skip the 30-tag generic stack (#realtor #realestate #dreamhome #blessed). Use 5–15 tags in three layers: the post type (#JustListed), your market (#[City]RealEstate, #[Neighbourhood]), and the listing type where it fits (#FirstTimeHomeBuyer, #LuxuryRealEstate). Local tags are how the post finds buyers in your city instead of agents in other states — the audience for a listing caption is the first group, never the second.
One compliance rule worth tattooing on the process
Describe the property, never the buyer. “Perfect for families,” “ideal for young professionals,” “safe neighbourhood” — these read as friendly and land as fair-housing problems, because they describe who should live somewhere instead of what the home offers. “Large fenced garden,” “third bedroom works as an office,” “well-lit street, five minutes to the station” say the same things legally.
